Whitney Oaks Realty has been incorporated and active in the Sacramento Region since 2009 focusing in South Placer County. Julie Millard (Stadel) - Owner:

Julie is originally from the UK and moved to the US as a teen arriving in Placer County in 1976. She and her young family moved to Rocklin in 1989 and her three daughters attended Rocklin schools until going off to College.

Julie has a BA in Business from St. Mary's College of Moraga, a Calif RE Brokers license (#00921338) and is a licensed California Notary Public. She has been in the business of real estate since 1977 and over the course of her career, earned the knowledge and experience to become a Commercial & Residential Escrow Manager, Residential Home Builder Sales Manager and Managing Broker for a large National Residential Real Estate Company.

She has volunteered for years in Placer County in various capacities including being a CASA (Court Appointed Special Advocate), President of the Parents of Winners non-profit organization, graduate of the Rocklin Police Departments Volunteer Program and Board member for the Whitney Oaks Community Association.

Investors

Property Management:

Over the years WOR has sold many homes to investors and as an additional service found tenants for those homes and handled the management alleviating additional worry for the new owners. The willingness to do this cements WOR's belief in finding the very best properties for our clients to invest in. We know that if we find them a good value, a good property in the right neighborhood that tenants will want to live there. Subsequently the property will increase in value over time and when the day comes that the investor wants to sell or exchange their property there will likely be a Buyer for it. That is what we strive for with every single client - we help them make smart business decisions that will serve them well over time.

Our investors enjoy 24/7 access to their accounts through
Rentec, an easy to use property management software application. All Owner/Property/Tenant information is live and online. Statements, bills and vendor invoices can be seen and printed at any time.

Net rents are paid to owners through bank ACH, Direct Deposit or a check if preferred, shortly after receipt of funds. It is our goal to move away from "checks in the mail" to a faster, more direct rent payment system with guaranteed funds for faster disbursement. Chase QuickPay and Venmo are venues for faster payment.

Rental Properties:

We provide property management to a number of investors. We have a wide array of properties we represent. Life circumstances are constantly changing and we may not have any rentals available today but will have more tomorrow. You just never know. So if you are looking for a property to rent, take a look at our current listings on our Facebook page by following the link below. If you don't find something that meets your needs, please do give us a call and let us know what you would like. We may know of one coming up that is not yet listed. Send us note for us to put you on our interest list. Senior Living:

Under our property management agreements, we hold a number of rental properties in Active Adult Communities; both Sun City - Roseville, Sun City - Lincoln Hills and Springfield. These properties are highly desirable and hard to come by. If you or a loved one is interested in one of these properties, it is important for you to
